Industrial Estate Acquisition – Greater London

Brief

Acted on behalf of a private investor considering the acquisition of a multi-let industrial estate in Greater London comprising warehouse units and open storage yards.

The Challenge

The estate presented a number of complexities including vacant units, short-term occupational leases, fragmented ownership, historic environmental considerations and an ageing building stock requiring ongoing capital expenditure. These factors created uncertainty around future income security and long-term investment performance.

Our Approach

We undertook a detailed inspection of the estate, reviewed occupational leases and analysed local market evidence to assess rental levels, investment yields and future asset management opportunities. Particular attention was given to lease expiry profiles, re-letting prospects and potential liabilities associated with environmental and building condition matters.

Outcome

Our advice provided the client with a clear understanding of the risks and opportunities associated with the acquisition, enabling an informed investment decision. The instruction required careful professional judgement to balance strong underlying industrial demand against the challenges presented by vacancy, short income and future expenditure requirements.
