LEVEL 2 HOME SURVEY

The Challenge

The property appeared well presented and had benefited from various alterations and improvements over time. However, as is often the case with older properties, cosmetic presentation had the potential to conceal underlying defects. Particular attention was required in relation to dampness, roof coverings, structural alterations and general building maintenance.

Our Approach

A detailed inspection was undertaken in accordance with the RICS Home Survey Standard. The assessment included:

External walls, roofs, chimneys and rainwater goods.

Internal accommodation and finishes.

Evidence of dampness, timber defects and movement.

Windows, doors and visible building services.

Roof spaces and other accessible concealed areas.

Grounds, boundaries and external features.

The survey focused on identifying defects that could affect value, future maintenance costs or the client's decision to proceed with the purchase.

Key Findings

The inspection identified a number of issues requiring attention, including:

Localised dampness associated with external defects and moisture ingress.

Defective flashings and areas of roof deterioration requiring repair.

Evidence of historic structural alterations requiring legal verification.

Maintenance issues affecting windows and external joinery.

General repair and maintenance items typical of a property of this age.

Recommendations were provided for further specialist investigations where appropriate together with guidance on likely repair implications.

Outcome

A comprehensive RICS Level 2 Home Survey report was provided, enabling the client to proceed with a clear understanding of the property's condition and future liabilities. The report assisted the purchaser in discussions with their legal advisers and informed their final purchasing decision.
