Pilkington Real Estate was instructed to provide an independent valuation of a substantial high-value residential property for estate and taxation purposes. The property comprised an architecturally distinctive dwelling extending to over 9,000 sq ft, incorporating extensive leisure accommodation, roof terraces and ancillary residential accommodation.
The property was highly individual in nature and did not conform to the typical prime residential market. Its unique design, extensive floor area, significant basement accommodation and specialist appeal required careful analysis of a limited pool of directly comparable transactions.
We undertook a detailed inspection of the property and carried out an extensive review of comparable evidence from the prime residential market. Particular consideration was given to:

Balance between above-ground and lower-ground accommodation.
External amenity space and leisure facilities.
Prevailing market conditions at the valuation date.
Purchaser demand for specialist high-value homes.
The valuation was prepared in accordance with the RICS Valuation – Global Standards (Red Book).
A comprehensive valuation report was produced, providing a fully reasoned opinion of Market Value supported by detailed market analysis and comparable evidence. The report was prepared for estate and taxation purposes and provided the client with a robust and defensible assessment of value.
