What a Level 2 survey covers

A Level 2 (Home Survey) is aimed at conventional properties built from standard materials, in reasonable condition, with no obvious history of significant alteration or structural concern. It identifies visible problems and gives practical advice on what needs attention, without excessive technical detail.

What a Level 3 survey adds

A Level 3 (Building Survey) is a more detailed structural inspection, better suited to older properties, unusual construction, buildings that have been significantly extended or altered, or properties the buyer intends to renovate. It goes further into the structure and fabric of the building, and into the likely cause of any defects found.

Factors that influence the decision

Age and construction type matter most: a Victorian conversion or a building with a non-standard construction method carries more inherent risk than a modern, conventionally built house. Condition matters too — visible cracking, damp, or previous repairs are all reasons to consider the more detailed report. So does intent: if you plan significant works, a Level 3 survey gives you a much clearer starting picture.

Making the right call

When in doubt, it is usually worth discussing the property directly with a surveyor before instructing either report. A short conversation about the building's age, construction and your plans for it is often enough to identify which level of survey will actually serve you.
