We prepare residential valuations in accordance with the RICS Valuation - Global Standards and the UK National Supplement, commonly known as the Red Book.
Each instruction begins with a clear understanding of why the valuation is required, who will rely upon it and the relevant valuation date. The report then sets out the property considered, the basis of value, material assumptions and limitations, the evidence reviewed and the valuation conclusion.
A probate valuation establishes the open market value of property at the relevant date of death. It may be required by executors and personal representatives when administering an estate and reporting to HM Revenue & Customs.
We can provide present-day or retrospective advice, consider the evidence available at the valuation date and liaise with the client’s solicitor, accountant or tax adviser where appropriate.
Capital Gains Tax calculations may require a property value at a historic date, including circumstances where records are incomplete or the property has changed since that date.
